Toru Apartments PRESSS, Queenstown

Date: May 2020

Client: New Ground Capital

Main Contractor: Naylor Love

Engineer: Kirk Roberts

Naylor Love were engaged by New Ground Capital to construct a new 7 storey apartment block in Frankton, Queenstown. The building was designed by Kirk Roberts using the PREcast Seismic Structural System (PRESSS). BBR Contech was involved early in the project as the Post Tensioning Specialist working through constructability issues with the building contractor.

The building has 44 No. 50mm Macalloy 1030 Grade tendons and 16 No. 32mm Macalloy 1030 Grade tendons running vertically through the central core walls. The tendons are factory wrapped in Denso/PVC tape for corrosion protection over their full length. They were coupled to starter bars cast into the foundation, and tensioned at the top of each wall with hydraulic jacks. The tendons remain unbonded allowing for future load checks following a seismic event.
